SOP For New Sites:
- New leads from emails:
- Check if the address already exists in our database.
- Make a “NEW LEAD!” Page in our site pipeline.
- Name the page the legal address of the property
- In the pages properties, add in the referral agent.
- Add agent comments as a note (e.g. Owner expectation, etc)
In the morning:
- Product: what could we build here? (refer to what has been built in the area)
- What would sell?
- Who would buy?
- How many of ‘that’ can we build?
- What can we sell each one for?
For each deal
- GRV: Total value (gross realisation value, ie what we can sell EVERYTHING for)
- TDC (total dev cost) = 83.33% of GRV
- Find out ALL other costs
- Whats left = offer price
Phase 1: Basic Suitability
- Each data point on a pass/fail basis.
- If all factors are suitable, then proceed. If not, automatically reject.
