SOP For New Sites:

  1. New leads from emails:
    1. Check if the address already exists in our database.
    2. Make a “NEW LEAD!” Page in our site pipeline.
    3. Name the page the legal address of the property
    4. In the pages properties, add in the referral agent.
    5. Add agent comments as a note (e.g. Owner expectation, etc)

In the morning:

  1. Product: what could we build here? (refer to what has been built in the area)
    1. What would sell?
    2. Who would buy?
  2. How many of ‘that’ can we build?
  3. What can we sell each one for?

For each deal

  1. GRV: Total value (gross realisation value, ie what we can sell EVERYTHING for)
  2. TDC (total dev cost) = 83.33% of GRV
  3. Find out ALL other costs
  4. Whats left = offer price
